Details of Services Provided:

To carry out NICEIC Periodic test and Reports on 520 listed Council properties, for City West Homes, providing detailed reports, and carrying out any remedial works / rewires, from the reports.

We costed each of the 520 properties, which ranged from one bedroom to four bedroom maisonettes, and they were rewired/ refurbished as required.

To minimise problems in the dwellings, we took record photos, tenant information, special need requirements etc.

Survey sheets were signed, which covered appearance, ID, cleanliness of job, dust sheets used, any damage caused.
From the PIR test / reports, existing wiring was carried out via a prewired cable system.  CPCs were the wrong size according to BS7671.  The client instructed all properties be brought up to BS7671.

Our reports stated which properties had been upgraded and where (under Decent Homes Project, kitchens / bathrooms had been upgraded).

We set up a schedule of the rewires/remedial works to be carried out, making appointments to meet with each tenant individually, explain the works, and agree containment runs.

We carried out the works, putting teams of up to five into a dwelling to finish it within a day, reducing undue time off work for tenants.  Special Needs Properties were dealt with on an individual basis.

The finished works were inspected on completion.  The tenant would be taken around to inspect the works, and condition the dwelling was left in, then asked to fill in a satisfaction document.  If the tenant had any concerns they would be listened to and answered.

The NICEIC Test Certificate, an “as fitted” drawing and signed acceptance sheet were issued to the client.
